Gym Expansion Update & Temporary Closure Dates

We’re thrilled to announce that the construction at the Fitness Barn is nearly complete, with final touches expected in the coming weeks!

Please be aware that while work is ongoing, there may be noise disruptions due to construction activities. Additionally, fire alarm testing is scheduled for this week so you may hear alarm sounds. 

The Fitness Barn will be closed from Monday, April 20th to Monday, April 27th for the replacement of the gym floor and a reconfiguration of the space. We plan to reopen on Tuesday, April 28th. Any changes to this schedule will be communicated via email blast. All classes and training sessions held in the Fitness Barn are canceled during this closure. The smoothie bar and massage room will also be closed during this time.  Thank you for your patience and understanding! 

REMINDER Final Paving Next Week – Land Bay 9-3 – Ryan 2/2 Condos

Starting Monday, April 6th Superior Paving is scheduled to begin final asphalt paving on Land Bay Section 9-3 (Ryan 2/2 Condos), along with a portion of Southern Shores Drive, weather permitting. See highlighted areas in red on maps below.

The impacted roads include the end of Riverbluff Ave, Harrison Ridge Dr, Kirkman Dr, and Southern Shores Dr. 

Please ensure all vehicles are removed from the roadways and common area parking spaces during this time. Please note that access to and from your garages through the impacted roadways will be unavailable between 7:00 AM and 6:00 PM during paving operations. Any vehicles obstructing paving operations will be towed at the owner’s expense.

We appreciate your cooperation and will share any further updates from the Developer with the community as soon as they become available.

The impacted roads include Serviceberry Road, Marsh Pine Road, the end of Scarlet Pine Rd and a section of River Heritage Blvd. 

Please ensure all vehicles are removed from the roadways and common area parking spaces during this time. Please note that access to and from your garages through the impacted roadways will be unavailable between 7:00 AM and 6:00 PM during paving operations. Any vehicles obstructing paving operations will be towed at the owner’s expense.

Spring Covenants Reminders!

Dear Residents,

Spring is here! As we welcome the warmer weather, we will begin conducting spring inspections throughout the community.

As we embrace this vibrant time of year, we want to share a few important reminders to help keep our community beautiful and well-maintained:

Spring Property Checklist
With the change in season, now is the perfect time to inspect your property and address any maintenance needs:

  • Landscaping & Yard Maintenance: Remember that our community requires regular lawn and landscaping maintenance. This includes mowing, trimming bushes, reseeding bare spots, mulching, flowerbed and rock bed upkeep, and removing weeds. Hoses should be rolled up on a reel and hidden from public view when not in use. 
  • Exterior Upkeep: Check siding, paint, roofs, fences, sheds, and exterior structures for wear and tear, and complete any needed repairs promptly.
  • Driveways & Walkways: Keep them clean, clear of debris, and free of cracks or obstacles.

Architectural Design Review Applications
Planning any exterior changes this season? Please remember that all exterior modifications—including play equipment, landscaping changes, trash enclosures, sheds, fences, and other outdoor structures—require prior approval. Applications are due on the 1st and 15th of each month. Please review the Master and Supplemental Guidelines to be familiar with what is approvable. Trash & Recycling
As you tackle spring cleaning, please ensure trash and recycling bins are placed out only on collection days and stored out of public view promptly afterward. Keeping our community clean is a shared responsibility.

Pet Reminders
With more residents enjoying the outdoors, please remember:

  • Dogs must be kept on a leash at all times and should not enter other homeowners’ property without permission.
  • Additionally, please be sure to clean up after your pets and use the pet waste stations throughout the community. It is unlawful for dogs to urinate or defecate on private or public property (PWC Code Sec. 4-11).

Community Courtesy
Please be mindful of your neighbors’ property. Avoid walking across lawns—especially in townhome areas between units—as homeowners invest significant time and care into maintaining their spaces.
